Refund Policy

Effective Date: 13/08/2026

At RDB Properties, we aim to ensure that all transactions and tenancy arrangements are handled clearly and professionally. This Refund Policy explains the applicable refund conditions for tenancy termination, property sale transfers, security deposits, and other eligible refunds.

1. Early Termination of Tenancy

If a tenant chooses to terminate a tenancy contract before the agreed contractual end date, an early termination penalty equivalent to two (2) months' rent will be applicable.

After deducting the applicable early termination penalty and any other amounts that may be legitimately payable under the tenancy agreement, the remaining eligible refund amount will be processed within 15 working days.

The refund will be made using the applicable payment method agreed upon or available for the transaction.

2. Security Deposit — Rental Property

Where a security deposit has been paid in connection with a rental property, the eligible security deposit will be refunded after the applicable tenancy obligations have been completed and any permissible deductions, if applicable, have been settled.

The refund process will be carried out in accordance with the terms of the relevant tenancy agreement.

3. Security Deposit / Sale Security Cheque

For property sales, the security deposit cheque provided in connection with the sale will be returned/refunded at the time of the property transfer, subject to completion of the applicable transaction requirements.

The refund/return will be processed after receipt of the manager's cheque for the agreed property value and completion of the relevant sale transfer process.

4. Refund Processing Time

Eligible refunds will generally be processed within 10–15 working days, depending on the nature of the transaction and completion of the applicable requirements.

The applicable processing period may begin once all required documentation, approvals, clearances, and transaction formalities have been completed.

5. Refund Method

Depending on the transaction and applicable requirements, refunds may be processed through an appropriate payment method, including:

  • Bank transfer

  • Cheque

  • Cash, where legally permissible

  • Any other mutually agreed payment method

Where a bank transfer is used, the refund will be deposited into the relevant bank account provided by the customer.

6. Deductions and Outstanding Amounts

Any refund amount may be adjusted for amounts that are legitimately due under the applicable tenancy agreement, sale agreement, or other contractual arrangement.

This may include applicable penalties, outstanding payments, damages, charges, or other amounts expressly agreed upon under the relevant agreement.

7. Conditions for Refund

Refunds are subject to:

  • Verification of the relevant transaction.

  • Completion of applicable contractual obligations.

  • Submission of any required documentation.

  • Completion of relevant property transfer or tenancy procedures.

  • Settlement of any outstanding amounts or permissible deductions.

8. Changes to This Refund Policy

RDB Properties reserves the right to update or amend this Refund Policy from time to time to reflect changes in its business practices, contractual requirements, or applicable laws and regulations.
